In detail

What it is, and who it is for.

An operator-written guide for first-time café and restaurant founders in England. Build an itemised opening budget, twelve months of cash flow and your break-even, and know what to ask before you commit.

What you get

Work through the book with your site’s details and, in about two weekends, you will have five things you do not have now: an itemised opening budget with a source and a date on every line; a twelve-month cash flow in three scenarios; the number of customers a day you need to break even; a list of questions for your solicitor and surveyor, each with a figure next to it; and a written decision, go, renegotiate or walk, that you can show a lender, a partner, or yourself in a year’s time.

Who it is for

A first-time founder in England about to open one independent café, coffee shop, bakery-café or small restaurant, who has found a site or is choosing between a few, and has not signed.

Who it is not for

Experienced operators opening their fourth site; franchisees; anyone planning to open “in five years”; dark kitchens and street food.

How it works

The book follows one illustrative founder, Dee, through the ten days an agent gives her to decide on a café. Each chapter is one or two of those days and gives you one number you did not have before. Three kinds of box run through every chapter: At the table (what the author has actually seen), Show me the working (the formula and the sources) and Do this now (the steps for your own site).

Plus six appendices

The source register (every figure, with the date it was read), the April refresh checklist, a glossary, what differs in Wales, Scotland and Northern Ireland, when to hire which professional, and a paper version of every workbook table.

Before you buy

  • Not advice. The book describes how costs, taxes, leases and cash flow commonly work for a café or restaurant opening in England, with sources, so you can ask better questions of the professionals you will need. It is not legal, tax, accounting, surveying or investment advice. Take professional advice before you sign anything.
  • Figures dated. Edition 1.0, published 14 October 2026. Every figure was checked at its source on 12 or 13 October 2026. Four kinds of figure change every April; the book says which and where to check.
  • How it was made. The text was drafted by an AI system (Claude, Anthropic) from the author’s outline, notes, experience and voice rules, then edited, checked and approved by the author, who is responsible for every claim in it. The figures are charts generated from data by code, not AI imagery. The cover is a typographic design.
  • Corrections. Confirmed errors are fixed within fourteen days and listed on the corrections page. Buyers are emailed.
  • Refund. Full refund on request for 14 days.
